Everything You Need to Know About Selling in a Seller’s Market

Selling a home can be an exciting occasion, often marking the beginning of a new chapter in your life. Perhaps you’re getting ready to move to another area or simply want to capitalize on an investment property. No matter the situation, selling in a seller’s market is often the best-case scenario.

What is a Seller’s Market? 

Let’s answer the most obvious question: What’s a seller’s market? In short, a seller’s market is a period in which the real estate market favors sellers over buyers. Typically, seller’s markets have fewer homes for sale than the number of people looking for homes, which can mean your home will likely sell quicker and for more money than in a buyer’s market.

On the other hand, a buyer’s market works in favor of homebuyers. During a buyer’s market, you’ll see more people trying to sell their homes than buy new ones, meaning buyers can often negotiate lower prices. 

Experts typically look at the number of homes for sale to determine the market’s condition. If there is less than a 6-month supply of homes on the market at the current sales pace, then the area is in a seller’s market, and home prices are likely to appreciate. A 6- to a 7-month supply of homes indicates a neutral market, and a 7+ month supply of homes suggests a buyer’s market. 

Plan Your Next Move Before You Sell

Selling your home in a seller’s market may seem like a piece of cake, and while it might be easier than working in a buyer’s market, there’s still some effort involved. 

You’ll want to start by making sure that your home is ready to be listed in the first place. Luckily, you probably won’t have to put much effort in. With fewer homes to choose from, buyers will be more likely to overlook minor cosmetic issues, which can save you money on repairs. If you want to spruce things up, repainting your walls or installing new carpet are among the most affordable options.

If you’ve been living in the home you’re selling (as opposed to keeping it as an investment property), you’ll need to start looking to the future at this point. Begin searching for your next home as soon as you decide you’re going to sell your current residence. Since homes tend to sell quickly in a seller’s market, you don’t want to be left with nowhere to stay! While you look for places to move, take the time to declutter your space and decide what items won’t be coming with you.

Ways to Attract Multiple Offers

When dealing with a seller’s market, you’ll likely see an offer or two roll in reasonably quickly. But if you’re determined to get multiple offers, you’ll need to create a strategy to get them.

First, figure out the right price. You might be tempted to list your home for as much money as possible, but this strategy could backfire. High prices could end up driving buyers away. By listing your house slightly lower than comparable properties, you could entice buyers to take a look and perhaps even start a bidding war (more on that in the next section). 

The next step to getting your home ready to sell is showings! Limiting the showing days and hours you allow showings will likely intrigue buyers and could even make multiple buyers tour the home at once, bringing out your buyers’ competitive sides. 

Once the offers start coming in, don’t tell your buyers a deadline for when they’ll hear back. You might lose interest if you let people know they’ll have to wait a while to listen back on their offers. While there’s no problem with considering all your options at once, please don’t give your potential buyers the impression that they have to wait.  

Make the Most of a Bidding War

If you find yourself amid a bidding war, you’re likely to start celebrating (as you should!). But there are still some steps to take to make the most of your situation and ensure you get the best deal possible. You have three choices when you find yourself in a bidding war. 

Of course, you could accept the best offer that you’re presented. This strategy is recommended when one offer leaps and bounds above the rest. Perhaps this buyer is offering significantly more money or willing to pay in cash, saving you lots of hassle when closing. 

You could also hold off on taking an offer immediately and talk to the buyers instead. Let your buyers know they have some competition on the table and encourage them to present you with their best offer before a specific date. In this scenario, you may be able to eliminate some buyers who aren’t as invested and could be presented with more favorable terms than what you first received. 

Finally, you have the option to give a counteroffer. Let’s say you’ve gotten a particularly appealing offer, but you’re not quite ready to pull the trigger yet. For instance, the requested closing date won’t work with your moving plans. Give the buyer a chance to accept a counteroffer before you move on to other offers.

For instance, the requested closing date won’t work with your moving plans. Give the buyer a chance to accept a counteroffer before you move on to other offers. 

While you’re examining all of your offers, be careful to consider more than just the price. You’ll also want to consider how large the down payment is, whether the offer is in cash or financing, whether the buyer is willing to pay closing costs and the like. Sometimes, favorable terms and a quick sale can be even more valuable than a higher price.
